Family Selection
Verde Valley Habitat for Humanity is an equal opportunity housing provider and complies with federal regulations regarding discrimination. It considers applications and applicants without regard to their race, religious preference, gender, handicap, familiar status or national origin.
Verde Valley Habitat for Humanity requires that applicants meet the following criteria to apply:
1. NEED FOR ADEQUATE HOUSINGA. Lack of decent and safe living conditions as identified by the Habitat for Humanity housing evaluation criteria.
B. Overcrowded housing conditions.
C. Excessive rental expense. A family should not be spending more than 30% of its present income for housing, not inclusive of utilities
and insurance.
D. Applicants should be first time homebuyers and cannot currently own another home.
E. Unable to obtain conventional mortgage.
2. ABILITY TO PAYA. The gross household income must be between 40% and 80% of the median income for Yavapai Co. for the
past two years. The median income will vary annually and be based upon size of family. (approx. $20,000-$38,000 for a
family of 4, this includes all forms of support in addition to salary)
B. Must have lived and worked in the Verde Valley for at least 2 years. And been employed with same company
for at least 1 year.
C. Monthly long-term debt payments, including prospective mortgage payment, should be less than 38% of a
family’s income. (Average mortgage payment on typical house including taxes and insurance is $390-$450
per month. Not including your utilities)
D. Good credit history with prior landlords and utilities with an ability to pay off most of their debt prior to closing.
E. Ability to pay $1000.00 as a property down payment and pay all hook up fees for utilities, and recording fees for
mortgage (usually about $1500.00 total) prior to closing and move in.
3. WILLINGNESS TO PARTNER WITH HABITAT
A. Applicant MUST be a citizen of the United States.
B. Be willing to contribute a minimum of 400 hours of sweat equity (hours vary depending on family size) on the building
of their own home.
C. Be able to live in a 1000 to 1300 sq. ft. home with 1˝ baths, and relocate anywhere in the Verde Valley.
D. Be able to live in present housing for at least 1 year.
E. Attend required workshops for success in Homeownership.
F. Participate in your local Homeowners Association if applicable, and paying annual dues.We are not accepting applications at this time. Check this site for the next orientation.
